I want to talk to you for a minute about buying businesses.
Not startups.
Not flashy tech plays.
I’m talking about boring, unsexy, cash-flowing businesses that already exist.
The kind most people completely overlook.
I wear a hat at conferences that says, “Sell Me Your Business,” and it always starts conversations.
Usually with people in their 60s or 70s who are ready to retire and don’t know what to do next.
Many of them don’t realize their business is even sellable.
And sadly, a lot of these businesses just shut down instead of being passed on.
That’s a massive missed opportunity—for them and for investors.
Let’s break down why buying businesses can be one of the most powerful wealth-building strategies out there.
1. Boring Businesses Print Cash
Most people want sexy investments.
Tech.
Crypto.
The next big thing.
But the real money is often hiding in boring places.
Cleaning companies.
Plumbing businesses.
Senior care.
Landscaping.
These businesses aren’t exciting, but they generate real income.
Consistent income.
And the best part?
They often sell for just three to four times annual profit.
Think about that for a second.
If a business produces $500,000 a year in profit, you might buy it for around $1.5 million.
Compare that to real estate.
A great real estate deal today might produce a five or six percent return.
These businesses can look like a 25 to 33 percent return.
That’s not a typo.
That’s real cash flow.
This matters even more right now, because many real estate deals look good on paper but don’t actually cash flow.
Income matters.
Especially if freedom is your goal.
2. You Don’t Need All the Cash to Buy One
The first pushback I hear is always the same.
“I don’t have $1.5 million.”
Fair.
But here’s the truth—most buyers don’t pay all cash.
The Small Business Administration (SBA) can finance 80 to 90 percent of a business purchase.
That means you might only need to bring 10 to 20 percent down.
In some cases, even less.
Many sellers will also carry the note themselves.
That’s called seller financing.
They might accept payments over three to five years.
Or structure an earn-out based on performance.
Sometimes you can acquire a business with very little money out of pocket.
The key is finding the right opportunity and structuring the deal correctly.
This is how average investors step into outsized returns.
Not by having more money—but by being more creative.
3. Scale Creates Exits, Not Just Income
Cash flow is great.
But scale is where things really get interesting.
When you grow a business, you don’t just increase income—you increase the multiple.
Let’s say you buy one car wash.
Maybe it sells at three or four times earnings.
Now imagine you own ten.
Suddenly, you’re not selling a small business anymore.
You’re selling a platform.
That might command five, seven, or even ten times earnings.
Same cash flow.
Bigger valuation.
This is how private equity thinks.
You can bolt businesses together.
Create efficiencies.
Build systems.
And eventually sell to a larger group.
That’s where real wealth acceleration happens.
We’ve tried to play in this space ourselves.
In 2025, we even set a goal to buy a company producing around $5 million in annual profit.
We didn’t close that deal.
Not every deal does.
But the cash flow potential is exactly why we keep looking.
4. Businesses Complement Real Estate Perfectly
I still love real estate.
It’s a core part of what we do.
But real estate and businesses serve different purposes.
Real estate is great for long-term wealth and tax benefits.
Businesses shine when it comes to cash flow.
Right now, cash flow is king.
If you’re younger, you might want to run a business, learn it, and eventually hire yourself out of the day-to-day.
If you’re closer to retirement, you might prefer to invest passively alongside operators who already know the space.
Both paths work.
Both can lead to freedom.
The key is being open to opportunities outside the traditional investing box.
5. Learn the Game Before You Play It
If this is new to you, start learning.
There are great resources out there.
Books.
Communities.
Operators who’ve done it before.
This is a space where education pays for itself quickly.
And if you already own a business and are thinking about selling, there are buyers actively looking.
People want what you’ve built.
You just need to know how to position it.
What This Means for You
Buying businesses isn’t about ego.
It’s about income.
Options.
Freedom.
It’s about building something that works even when you don’t.
If you’ve never considered buying a business, now might be the time to start looking.
Opportunities are everywhere—often closer than you think.
Sometimes they’re sitting across from you at a country club.
Or in your neighborhood.
Or already in your network.
You just have to ask.
